          I would appreciate the opinions of my fellow SEOs on this one. I haven’t seen any other threads on this exact subject and others that touch on it are somewhat older so I am hoping this also proves to be a good resource for others going forward.

          I have an existing client that I did local SEO for about a year ago. They are a propane service provider and they had multiple locations. So we did local SEO for the company primarily by updating NAPs and creating more individual content for each of the branches such as specific landing page for each branch on their website and individual listings in citations for each branch.

          Now they have sold one of the branches to a competitor and they need to remove all listings for it. I am trying to develop a comprehensive list of actions to take and I would appreciate any feedback on the best way to go about accomplishing this task.

          Here is what I have so far:

          • Remove all mention of sold branch on client website, including specific landing page
          • Delete any branch-specific social media accounts

          Some specific areas I have questions about are:

          • What do I do with Google My Business listings for the sold branch? Do I try to delete/unregister/close them? Or should I just leave them be with an updated link to our website homepage?
          • Should I even bother contacting the main NAP listing sites to remove the old listing or just leave it to fall off on its own?

            Good for you for being thorough about this. In answer to your 2 questions:

            1. As the business is genuinely being closed at this location and is not moving to a new location, you'll just want to follow Google's recommendations for reporting the business as closed: https://support.google.com/business/answer/6314541?hl=en&ref_topic=4854191

            2. Yes, you should follow up with closing out as many other citations that pertained to the business as possible. Why? For a couple of reasons, including not wanting the other offices to have to field calls from unhappy customers who are seeking the closed business in vain, and also, because you never really want stray, inaccurate NAP floating around out there in the ecosystem for any business. So, yes, I vote for closing out the old references.

              I've never personally tested this so I can't say what would happen if you just left everything to fall away over time but I prefer to be proactive with this sort of thing.

              If these branches are essentially just a retail shop front then I'd lean toward closing that branch (in GMB) and having the other instances of that particular NAP removed too.

              It's basically just a bit of housekeeping - you don't really want people to be coming across one of our branches that no longer exists and since you created these listings, it shouldn't be hard or time-consuming to remove them.

              The only other step I'd suggest here is to Google the terms you think are likely to show that branch. Search for the company name and location and skim through the results to make sure you haven't missed anything out. You may even come across something like a genuine comment on some obscure forum referencing that branch.

              Since you can't exactly have that comment deleted, you could always create an account and drop a comment in there saying that branch is unfortunately closed but there is a branch at [nearest location]. At least then anyone reading that thread in the future has an alternative.

                Verifying Google My Business After An Address Change

                Hello,
                We are trying to verify our Google My Business listing, however, the current unverified listing is using an old address we no longer have access to. The only option for verification is through the mail. We tried requesting an edit but it didn’t go through. Would the best option be to create a new one and try to have the old (unverified) listing removed? Any insight would be appreciated. Thank you in advance.

                Seasonal Setting Options for Google My Business

                Hi there, Not sure if anyone will have any insight but I have a seasonal business that I am closed for from September to March. I don't want to mark my business as  "permanently closed" through Google My Business as I don't want my customers to think I've gone out of business. I've seen a few times through forums that you can change your business to temporarily closed, but I can't find the specifics on how to do this. Any insight, suggestion or resources would be great!                 Where does the small description on a business listing come from in google maps?

                Hi All, Simple question, but I'm struggling to find the answer, so I hope someone is able to help. The business I run is Oakdene Forest Park; Google Maps URL: https://www.google.com/maps/place/Oakdene™+Forest+Park/@50.8114372,-1.8598721,18z/data=!4m12!1m6!3m5!1s0x4873980ce90e4ef7:0x755579d631c25b33!2sOakdene™+Forest+Park!8m2!3d50.8114796!4d-1.8582842!3m4!1s0x4873980ce90e4ef7:0x755579d631c25b33!8m2!3d50.8114796!4d-1.8582842?hl=en Under the business name, it has a small description and for the life of me I don't know where Google is getting it from because a part of it is wrong. It looks like this: Oakdene™ Forest Park Rural Resort with Entertainment & a Spa I would like to remove the term 'Rural Resort' but where do I find it?? Thanks in advance for your help.

                Improve Google Business ranking

                While my client's websites have been ranking well in SERP for their keyterms I'm at a lost on what I can do to improve their Google business/map presence. I'm referring to their listing where the top three come up or when you search on Google Maps.
                https://gyazo.com/26ec78ed7f712157ec72492199545431 Ex 1. Several months ago my client was ranked #1 both for SERP and maps until they dropped to 2nd on maps. Now they're ranked 1st in search yet 2nd for local business rankings as you can see from the screenshot above. At one point my client's business did have more reviews than the 1st ranking business yet they still weren't 1st. Ex. 2. Client(s) is ranked 4th in search and doesn't show in the top 3 map listings for their search term. If you click on More places to view Google Maps they're listed all the way down as the 15th listing or worse can't even be found when searching by their main SEO key term . Of course they are found by searching for their business name so it's not like there is a problem with the listing. I make sure to: Completely fill out their Google Business profile(NAP, hours and add pictures) Have my client try to gain positive reviews Manage and respond to reviews(mainly the negative ones) Add map and Google business link to their website Can anyone offer any other insight on what else can be done to improve their local presence on maps that I might be missing?

                Google Places - Remove Completely vs. Permanently Closed?

                This is a bit confusing to explain so bear with me please. We have a client that used to have an old law practice with a partner. The site and backlinks were very large and it had a lot of domain authority. It also had a very large citation profile and history. The two lawyers have since split, but there remains multiple Google Places listings out there for the old partnership. We have fixed the one showing the old business practice name, but not the one that he setup for his personal name. One of the biggest hassles is that the old location he setup has his attorney name in the actual listing. The issue is that we cannot close the old listing (we tried this), as it comes up permanently closed when you Google his name. If you search for his new Law Firm, the correct business listing that we have set up will show. The new listing also includes his name and has over 50 five star reviews. We hoped that the large amount of legitimate reviews would get rid of or at least suppress the old listing, but it is not happening. So I am a bit confused as to what to do. If we close the old listing Google shows the red "permanently closed" listing when you Google his name. We cannot update the old listing information to show his new address as then it will compete with the new listing that we setup that shows all the positive reviews. The old listing was not created by us, and the new one was. The new one shows when you search for his Law Firm name in Google, but not for his personal name i.e "NAME HERE ATTORNEY" or "HIS NAME and LOCATION" Interested to hear your thoughts. The only way I can think to fix this is to contact Google directly and see if there is a way to permanently delete the listing from Google maps, but I am not aware that this is possible.

                Concerned about cannibalization for local SEO results. Should we move some of our location pages to a subdomain?

                Currently we are providing local SEO recommendations for a well known pharmacy chain.  Like most major brands they enjoy multiple organic (not just 3 pack results) listings when people search for local phrases such as "Dallas pharmacy clinics'". The issue is that all these listings are coming from the same domain page.  We are seeing multiple listings both branded and non-branded search queries. Our concern is that Google will someday decide to choose one listing as the most authoritative and nix the rest of the local listings which will reduce their first page search engine saturation.  To maintain first page saturation we are considering recommending to the client that they move some of their location listings
                to a subdomain (different IP address) to avoid a Google "clean up".  Please note that our client is certainly not using any "doorway" pages but some of these are very scarce on content.  They do not have an issue with duplicate content either. By using subdomains could we help maintain our client's first page saturation?  Any links to articles would be much appreciated.
