Former tenant Google Map listing still displays
-
Our tenant closed their business and we now occupy the address, their Google map still displays, albeit "Permanently Closed" along with ours at the same address. I can't seem to get it removed, it's been 2 years. Help

Hi Kevin,
Very sound questions. Google's way of dealing with this is the permanently closed label. There are businesses all around me that shuttered years ago and are still searchable, but bear this label. So, at least for the present, this is what they feel is an adequate solution to the fact that businesses close. Google does make some efforts to hide permanently closed listings, but they are still discoverable if a user searches for the name + the old location.
What can be a problem is when businesses don't actually close, but simply move from an old location to a new one. When they do this, there are steps they should take to avoid having their old location labeled as "closed" because some studies have indicated that this can harm their future rankings at the new location if they continue to use the same phone number as was used at the old location, as well as signalling to customers that the company may have gone out of business.
If you own retail properties with tenants who move rather than closing, a nice thing to do for them would be to teach them how handle GMB so that they don't end up with that "permanently closed" listing. I outline how to do this in the "permanently closed" section of this blog post: https://a-moz.groupbuyseo.org/blog/delete-gmb-listing
Might be something to bookmark for future reference!

Google is a corporation whose sole purpose in the universe is to make money. I would never think of anyone as a "hater" for legitimate criticisms of an entity that has all the rights of a human being, but none of the responsibilities or risks of one.

Hi Everett,
Yes, I keep them updated every month with new data & imagery. Agreed, it's a massive job to "clean up the internet" one that I'm sure is thankless and never ending.
I hope this post/question doesn't portray me as a hater, I love Google, search changed my life for the better. Good people like yourself, Miriam and others are my inspiration to keep working hard to do my part in keeping our internet as clean as possible.
TY for the reply

Kevin,
Have you tried updating the local listing aggregators? Tools that help with that are Moz Local, Bright Local and Whitespark. Yes, this is a problem with Google local and it should be their responsibility to keep their information updated, but I'm sure you can imagine what a massive effort that is for every location of every business in nearly the entire world. The easier you can make it for them the better.
-
True, but isn't it Googles intent to provide accurate data? These types of listings are inaccurate information. Imagine a location had much tenant turnover: Video Rental, Gaming shop, Vape store, and Florist over a 3 year tenure, that's confusing to see all those listings on Google.
We have a building in our town used as a restaurant, it has had over a dozen different tenants in the past decade.
I agree, it has little to no impact on our business and i greatly appreciate your reply.

Hi Kevin,
I'm just popping in to make sure you saw Miriam's recent response to your question in this thread. Let us know, thanks!

Hi Kevin,
Thanks for coming back to this thread. The permanently closed listing for an unrelated business at your address should not affect you in any way. If it were your business that was marked permanently closed, that would be a problem for you. But as it's the former tenant's business marked that way, it's only a problem for them. I would not worry about this.

Yes, several times actually, leaving a trail of "Permanently Closed" listings

Hi Everett,
Yes on all accounts, I am the in-house marketing manager for Heritage Custom Signs. All suggestions are appreciated
-
Hello Kevin,
I assume you've already tried the "suggest an edit" feature on the maps?
If not, that would be a good place to start.Do you have a Google MyBusiness listing?
If not, you should set one up. This may help.Do you have your address clearly marked on your website?
The more you associate your business with that exact address, as typed, the more you help Google figure this mess out.Do you have your address marked-up using Schema or JSON-LD on your website?
See above. Are you the custom signs and displays company or another company?

Hi Kevin,
Did this former tenant relocate elsewhere?

Local Recreational Marijuana Dispensaries Disappearing from Google Maps when Plurals used.
This is the second time I have posted this question and never got a satisfactory result. I have an SEO client in Tacoma Wa and when you type (Dispensaries Near Tacoma they are in the Top 3 snack pack and the Google maps shows 20 other similar businesses. However, when you search (Dispensary Near Tacoma) only 3 or 5 recreational marijuana shops show up and my client disappears. Someone earlier suggested it could be because of the categories selection, but that can't affect ALL the other shops and like I said it happens in other cities. for example Dispensary Near Olympia vs Dispensaries Near Olympia. I have the full write up and pictures and diagrams on my blog. Please HELP! This could affect your future clients also. https://isenselogic.com/local-business-disappearing-on-google-maps-when-plurals-used/

Issue in "Suggest an Edit" feature of Google My Business
"Suggest an Edit" feature of Google My Business is allowing the competitors to change your business details, that too without your prior permission! I have put together a piece on the issue we faced and you can review the same here: https://www.kvrwebtech.com/blog/issue-in-suggest-an-edit-in-google-my-business-is-it-a-bug-or-a-major-pitfall/ What are your thoughts on the same and what should be the right solution?

Bing Places Listings for Real Estate Agents in the same office?
We've got a client that has a number of real estate agents that operate out of the same location. There are clear guidelines for how to approach this with Google My Business (https://support.google.com/business/answer/3038177?hl=en) but I'm having no luck finding resources as it relates to Bing Places and individual practitioners. Does anyone have experience with this within Bing? Essentially the client wants to maintain the office itself as a location, and there are agents that want to create/claim pages that would utilize the same address. Thanks

Our satellite office isn't showing up on Google maps. How can we add it?
We are trying to include maps to our locations on our "Contact" page, and in taking these maps from Google, we came upon the following issue: We have Google+ listings for several of our satellite offices, which are set up through Carr Workplaces. When we look on maps, we can only find the Carr Workplace listing, rather than the listing for our business at that location. Obviously, we don't want to display the map that way on our own page; we want the map to show our business name. I realize that Google only wants fully-staffed businesses to be displayed on maps, and so whether or not we belong there is up for debate within our company. That said, we'd like to know how to make the maps listing work regardless. Thanks!

How do you go about updating / correcting bad business listings when you cannot contact the website directly?
There is a business listing I wish to correct / update on 411dir.biz There is no way to contact the website online, and in cases like this, I try to do a whois lookup, and reach out via the email / phone number there. This site seems impossible to connect with, has anybody else come up against situations like this in the past, if so what do you tell your client / what other approaches do people have? Thanks!

How long until an address changes after verification on Google My Business?
Started working with a company recently that had a Google My Business with an old address. I went ahead and claimed it and verified it with the postcard, but it still shows the old address if search. How long will that be?

Competitor outranking me on google with their yelp, facebook and youtube pages
I'm working to rank for a local search term (my city wedding photographers). I'm frustrated that my competitor is outranking me not with their website (they are no. #9 and I'm #6) but with their Yelp account (#1) Facebook Account (#5) and Youtube account (#7 - not outranking me, but right below me). I'm going to continue working on my SEO to hopefully get higher up, but even then, they are basically dominating page 1 with their links. It gets worse on page 2. They are showing up 5 times for youtube/vimeo videos, and 1 time with a spammy landing page with no images, full of keyword anchored links to their main site. What gives? Since when are social media profiles outranking local sites on google organic searches? Could it be that our keyword is just so low competition that google has allowed all this stuff to rank so highly?
